Brookville Pennsylvania Real Estate Guide
If you are considering buying or selling real estate in Brookville Pa or one of its surrounding counties don’t do a thing until you have thoroughly read through the information that is contained within this website. To get started lets talk abou the community of Brookville first.
About Brookville Pa
Brookville is a small community within Jefferson County Pennsylvania. Located just of I-80, Brookville is roughly 100 miles north and east of Pittsburg and about 5 miles out of DuBois. As previously mentioned Brookville Pa is a small community and boasts around 4,300 full time residents.
What Brookville lacks in size and population it makes up for in charm and culture. As compared to larger boroughs like the neighboring DuBois and Punxsutawney Pa, Brookville is a more relaxed and upscale setting. In our opinion even more so than Treasure Lake Pa, which is considered by many of the locals to be The Place to live.
One of the most compelling factors that you should consider when deciding whether or not to purchase real estate in Brookville is that many of its neighborhoods are very family friendly. With few exceptions you have yards for the young ones and pets to play in. Streets that are safe enough to walk and jog on. A “Down Town” market area that is straight out of the pages of Down Home America.
Sure there are not as many jobs in Brookville as there are in DuBois or Punxsutawney, however the quality of living and real estate value that is here certainly makes up for any negatives that commuting to work brings on.
Brookville Pennsylvania Architecture
Another charming feature found in Brookville Pa is fantastic architecture. At least for those of us who love turn of the century homes. These type homes with large covered porches, detailed woodwork and craftsmanship that has long since passed into legend in most areas, but not here.
I must say that of all the places I have ever lived and visited there is just something about the homes in Brookville Pa that stand out in my mind.
Things To Do In Brookville Pennsylvania
For the younger folks out there I will tell you in advance that Brookville does not quite have everything you might want. Come to think of it there is not a town out there that does. But, the lack of younger centric activities aside Brookville Pa has a lot to offer. Beautiful shops, quick access to great local restaurants, Dan Smiths Candies, a nice trout stream and interstate 80 right next door to get you somewhere more exciting if you desire. All kidding aside Brookville is a fantastically charming place to live and it has plenty to do for all ages.

Selling Brookville Pa Real Estate
Selling Brookville Real Estate is also something that should not be taken lightly. With the tightening of the market of late and housing sales leveling out now more than ever having a good plan for selling your Brookville Pa home is paramount. Here are some key points you should consider.
First, make sure your real estate is market ready. Fix what needs fixing, update what needs updating and clean what needs cleaning. The better condition your real estate appears in the more it will sell for. That is a simple fact.
Next, you should consider having a qualified and experienced Brookville real estate agent help you. Many don’t like the idea of paying 6, 7 or 8% of their sale value to someone else, but a good real estate agent can help you sell your home for well more than what you can alone and more than make up the difference. Also, don’t pick the first person you speak to unless you do so after interviewing other agents. Pick one who has a track record of success, will be available to help you and answer home buyers questions, has a sound marketing plan that does not involve just running a couple ads in the local paper.
Brookville homes don’t sell over night so you need to be prepared to invest the time necessary to sell it. That means being willing to vacate for a showing at a moments notice. Keeping the property clean 24/7. Not panicking if it does not sell the first week. You should also hold your real estate agent accountable to the promises they made before you signed the contract with them and if they are not doing what is promised then you need to insure they do or terminate the contract.
Finally, be willing to negotiate. No one wants to pay full price for anything so be ready to hear offers that are less than what you want. Don’t take low ball offers as an insult. Keep in mind that the other person is simply trying to do what the perceive as in their families best interst. This does not mean hand over the keys to your home for nothing, but instead be understanding and business like. Make your decisions based on financial metrics and not emotions.
